What does a property manager do in New Zealand?
Tenant screening, bond, inspections, Healthy Homes and guest care. What a good property manager handles, and the questions to ask before you choose one.
Quick answer: A property manager in New Zealand looks after a rental on the owner's behalf. For long-term rentals that means finding and screening tenants, handling the tenancy agreement and bond, collecting rent, inspections, maintenance and Healthy Homes compliance. For short-term rentals it means listings, pricing, guest messages, cleaning, linen and reviews.
For long-term rentals
A property manager advertises the home, holds viewings, checks references and chooses tenants. They prepare the tenancy agreement, lodge the bond with Tenancy Services, collect rent and follow up arrears. They also carry out routine inspections, arrange repairs and keep the home compliant with the Healthy Homes standards and the Residential Tenancies Act.
For short-term and holiday rentals
A short-term manager sets up and photographs the listing, manages pricing and the calendar across booking sites, answers guest questions, handles check-in, and organises cleaning, linen and restocking after every stay. They also look after reviews and maintenance.
Inspections and access
Under New Zealand tenancy law, landlords and managers can carry out routine inspections no more than once every four weeks, with at least 48 hours' notice to the tenant.
Questions to ask a property manager
How many properties does each manager look after? Who will I deal with day to day? How are tenants or guests screened? How often will I get reports and statements? How are maintenance costs approved? What insurance do you hold?
Why size matters
Large agencies can mean a different contact every time. We look after a small number of homes, so you deal with the same people from the first chat onwards.
