Renting in Auckland: what to have ready before you apply
References, ID, proof of income and what to check at a viewing. How to put together a strong rental application in Auckland.
Get your documents together
Good homes go quickly, so have everything ready before the viewing. That usually means photo ID, recent payslips or other proof of income, and references from previous landlords or property managers and your employer. Keeping them in one file makes applying quick.
At the viewing
Check the heating and ventilation, water pressure, storage, parking and outdoor space. Ask about internet, pets and how maintenance requests are handled, and ask to see the Healthy Homes compliance statement.
Money upfront
Bond can be no more than four weeks' rent and must be lodged with Tenancy Services. Rent in advance can't be more than two weeks, and letting fees are no longer allowed.
Stand out from other applicants
Include a short note about who you are, why the home suits you and how long you'd like to stay. If you have a pet, include details and a reference if you can.
Moving in
Do an ingoing inspection with photos, read the tenancy agreement carefully before you sign, and check the smoke alarms work on the first day.
