How to get your holiday home ready for guests
Furnishing, photos, cleaning and the small touches that lead to five-star reviews. A checklist for new short-term rental owners.
Comfort comes first
Guests remember how well they slept. Invest in good mattresses, quality pillows and at least two sets of linen for every bed. Blockout blinds in bedrooms and heating and cooling that's simple to use make a big difference to reviews.
A kitchen people can cook in
Stock sharp knives, decent pans, a good coffee setup and the basics, such as oil, salt, pepper and dishwashing liquid. A dishwasher is worth it if you have space.
Photos and your listing
Professional photos have more effect on bookings than anything else. Shoot on a bright day, clear away clutter and show off the view and outdoor spaces. Be honest in the description about stairs, parking and the walk to town, so guests arrive with the right expectations.
A smooth arrival
Self check-in with a lockbox or smart lock gives guests flexibility. Send clear directions before they arrive, and leave a short house guide covering the Wi-Fi, appliances, rubbish days and your favourite local places. A small welcome, like fresh bread or local coffee, is often mentioned in reviews.
Cleaning and care
Use the same detailed checklist for every clean, and fix small things straight away. Cleanliness comes up in reviews more than any other topic.
Safety and insurance
Check smoke alarms, keep a first aid kit and fire extinguisher in an obvious place, and make sure your insurance covers short-stay guests.
